Rental Rules and Policies

Welcome to Hacienda del Sol II. We hope you enjoy your stay and return many times.
For the comfort and consideration of all our guests, please comply with our rules.

CHECK IN: Everyone in your party staying on the property must be registered in the office.

PARKING PERMITS: All vehicles must have a parking permit. Any vehicle without a parking permit will be TOWED at vehicle owner’s expense. Permits are available at the office.

POOL: NO LIFEGUARD ON DUTY.
Hours: 9:00am to 10:00 pm.
Anyone in pool area before 9 a.m. will be asked to leave.
The pool cleaning and chemicals are done in the morning before 9 a.m.
No running, No diving, No horseplay, No cut-off jeans.
Do not play on the safety rope in the pool, or with any of the safety equipment.
Radios must be kept low and not disturb others.
Do not move loungers or chairs from pool deck.
Saving lounge chairs with towels is not permitted. Management will remove towels found.
Not permitted in pool: toys, floats, boogie boards, baby diapers or food. Babies MUST wear rubber pants over diapers.
No Frisbees, balls, or game playing in pool area.
Remove sand and tar before entering pool, cabana, elevator or any unit.
An adult must accompany children under the age of 12

CABANA: Hours 9:00 a.m. to 5:00 p.m. unless approved by manager.

SHUFFLE BOARD COURT: Hours 9:00am to 10:00pm – Return all equipment after use.

NO BICYCLING, SKATES, SKATEBOARDS, ROLLERBLADES, OR SCOOTERS.

RAILINGS: Do not hang towels, clothing or personal items from balconies or railings.

OUTDOOR COOKING: Grills are not permitted on any balcony or patio.

QUIET TIME: 10:00 p.m. to 8:00 a.m. Please understand noises carry through the courtyard.

CHILDREN: Parents are responsible for their children and their actions at all times.

SEAWALL: No one is permitted on the seawall.

Anyone in violation of these rules may be asked to leave the property.

Policy Disclosure

 

ARRIVAL & DEPARTURE TIME: Check-in:  2:00 P.M-4:30 P.M. Check-out:  10.00 A.M.. Office hours are Monday through Saturday, 8:30 AM to 4:30 PM. We are closed on Sunday. After hours check-in and check out are by appointment only. Upon checking out, please return keys and guest comments to Hacienda del Sol II mail slot in the office door. Tenant will be charged for an additional days rent if not checked out by 10:00 AM.

RESERVATION DEPOSIT: $300 advance payment is required to confirm reservation. Upon arrival and full payment of the rent, the $300.00 advance payment converts to a security deposit.

SECURITY DEPOSIT: Tenant’s security deposit will be held in a non-interest-bearing escrow account and will be returned to the Tenant within 30 days from the departure date less costs for any loss or damage to the premises or to any personal property supplied with the premises.

CANCELLATION POLICY:  Should it be necessary to cancel your reservation, all prepaid amounts will be retained as liquidated damages unless written notice of cancellation is received at least 60-days prior to your arrival. Penalties will be waived if the unit is re-rented at the same rate, and for the full term of your reservation. All cancellations are subject to a $50.00 administrative fee. Final payments on arrival are non-refundable. (No refunds for early departures).

LIABILITY: Tenant accepts liability for their Guests’ actions and all damages caused to the premises during their stay. Guest hereby agrees and acknowledges additional liability charges for any damages incurred during their stay. If further damages including extra cleaning charges, administrative fees, and legal charges occur, guest agrees to pay all incurred.

INDEMNIFICATION: Management, Agent or Owner shall not be liable to tenant or to any person(s) or group(s) for any damages to property or for injury to persons upon premises from any cause whatsoever, including premises defects or otherwise. Tenant shall indemnify and hold harmless management, agent and owner from or against any and all liabilities, claims, expenses, fees, loss of use, and any actions of any kind arising out of tenants’ use and occupancy of premises.

KEYS: All keys shall be returned to Hacienda del Sol II. There is a locksmith charge of $75 for each key not returned at time of departure. There is a charge of $50 to open a unit if tenant is locked out after business hours. If management is not available, tenant may contact a locksmith and will be responsible for all costs incurred.

RESTRICTIONS:  All units are non-smoking.  Sorry, No Pets, RV's or Travel trailers allowed.  All tenants and their guests shall abide by the rules and regulations of the Association as posted upon the property.

There will be no discounts or early departure refunds due to or for mechanical, plumbing, or electrical failures or breakdowns to any item(s) in the unit or other areas of the common property for any cause.

Due to unexpected circumstances, if your unit is not available, we reserve the right to assign you to another unit.

VIOLATIONS: Any violation of the rules is cause for immediate eviction and forfeiture of all rents and deposits.
